What does our 26 point home watch checklist include?

Homewatch Inspection Checklist:

Your home will be securely locked upon completion of inspection. You will receive notification of all results. In the event a problem is detected that requires immediate attention you will be notified while I’m still on-site by your preferred method (phone call, text, or email) with pictures or video highlighting the concern. 

 

Exterior Inspection Points:

1. All windows and doors for signs of forced entry and inspect for damage to the functionality to any and all locks.
2. Walk around all buildings for a complete perimeter visual inspection of roof
3. Foundation and structure for water damage, cracks in walls, damage to siding, and gutter systems including downspouts
4. Mechanical equipment including exterior light fixtures and AC units.
5. Pests – birds nesting, mosquitos (check for standing water), insects, and rodents.
6. Pool / Jacuzzi operational items including timer and pump. Confirm the water level is correct and the water supply is functional. 
7. General landscape condition by all structures. 
8. Electrical service panel. Will reset tripped breakers.
9. Dispose of flyers, bulletins, and advertisements. 
10. Mailbox including collection of mail.
11. Fence condition including gates.

Interior Inspection Points:

12. Condition of all rooms for signs of damage from water and other issues. 
13. Under sink plumbing for leakage and potential failure.
14. Bathroom showers, tubs, and sinks including filling traps with water to prevent sewer gas entry into the house. Toilets flushed.
15.
Windows for leaks and signs of damage or forced entry.
16.Pest incursion (insects, rodents, and birds)
17. HVAC operation including thermostat setting inspection. Battery replacement as needed.
18.
Smoke and CO2 alarms. Battery replacement as needed. 
19. Refrigerators and wine cooler for operation and temperature confirmation.
20. Garbage disposal
21. Dishwasher
22. Washing machine
23. Water heater 
24. Air quality including excessive humidity
25. Security system
26. Cycle lights to make the house appear occupied.
